If you are opening a space along the Wasatch Front, your build-out schedule is probably tied to a lease date, and every week of overrun is rent on a space you cannot trade from. In our experience the delays almost never come from a trade being slow on site. They come from the handoffs.
The first and biggest one is permits and inspections. Framing has to be inspected before it gets covered, and so does the rough-in behind it. If the electrician, the plumber and the mechanical contractor have not finished inside the walls, nothing gets inspected, and until it passes nobody can hang a sheet of drywall. A day lost waiting for an inspection slot is a day the whole finish sequence moves back.
The second is material lead times, and they bite hardest on the things people assume are commodities. Standard drywall and steel stud are usually available. Specific acoustic ceiling tiles, a particular grid finish, rated glazing, or a flooring product chosen for its look can run weeks, and the order often is not placed until somebody signs off on a sample.
The third is decisions that are still open when work starts. A wall moved by two feet after it is framed is not a small change: it is framing, rough-in, inspection and board, all repeated. The cheapest moment to move a wall is while it is still a line on a drawing.
What actually helps is unglamorous. Order the long-lead finishes before the framing starts, not after. Book inspections ahead rather than when you are ready for them. Get the reflected ceiling plan agreed early, since it governs the grid, the lights, the diffusers and the sprinkler heads all at once. And lock the layout before the first track is fastened to the slab.
It also helps to reduce the number of handoffs. Where one contractor handles the demolition, the framing, the drywall, the taping, the ceilings and the flooring, those transitions stop being scheduling risk and become one crew moving through the space in order. That is most of what we do, and it is usually where the time is won.
